Rancho Santa Margarita, CA – This roof project is located over a school in the beautiful city of Rancho Santa Margarita and consists of a BUR with rolled cap sheet. The roof is 20 years old and has leaked for the last four of those years. The seams on this roof have separated and delaminated from the roof substrate. The cap sheet has aged and the roof drains leak. Roof drains and roof seams are common areas of water intrusion on roofs. The school spent thousands of dollars with another roofing company that only made temporary mastic repairs. Traditional roof mastic repairs dry out quickly, curl, crack and only last up to six months.

What this means for the owner: Their roof budgets increase as they continue to invest in temporary repairs. When the budget is finally in place, more times than not, tear-off is the only option offered by the roofing companies called in to bid.

Fortunately for the owner of this school building, Pacific Roofing Systems came in and offered a permanent roof solution that can be applied over smaller areas as a repair system now, even if standing water is an issue on the roof, and integrated into a complete roof restoration over time as the roof budget allows. The BUR roof in the pictures above was not properly maintained throughout the years and has reached the end of its life cycle according to the roof inspection performed by Pacific Roofing. This is apparent with the ongoing leak issues over the last four years.
